High water pressure in your home is a lot like having high blood pressure. The symptoms are hidden. You might not think you’ve had a problem up until now. But then it hits.

And you may find yourself surprised with $10,000 to $60,000 in damages all at once.

Being in the business I see water pressure damage every week. This is also insurance companies’ largest expense.

Recently I went to a residence in Chino which had a leaking Watts water pressure regulator. One fact they neglected to tell me was that they could not turn off the water to the house. The shut-off valve did not work either. If your main shut-off valve is 20 to 30 years old, there’s a good chance it won’t work when you finally need it. And that could be during an emergency.

I recommend that if you’re only going to have one good shut-off valve in your whole house. that valve should be the one that shuts off all the water to your home. The main water shut-off valve should always work well. To check this valve, simply turn the valve off. Then turn open the bibb valve that the hose is connected to. if the house water stops dripping within 5 minutes, wallah! Your shut-off valve is works. If the water does not stop running – then you absolutely need to put this on your to-do list.

As for cost of replacing water pressure regulators – it depends. We have to factor in the brand, the model, and the size. Also the physical space where your regulator is located. I’ll cover this in next post.
